Estero is a village of gated communities. Roughly three dozen of them sit between Fort Myers and Bonita Springs, most built in recent years as single-family homes and low-rise condos around lakes and golf courses, with a homeownership rate among the highest of any American community its size. Through the middle runs the spring-fed Estero River, winding west from the historic Koreshan Unity settlement into Estero Bay, a shallow aquatic preserve separated from the Gulf by barrier islands. Water damage restoration in Estero therefore means two very different kinds of work: helping newer homes and condos recover from the plumbing and appliance failures that come with any house, and helping properties near the river and bay recover from storms.
Water Damage Florida provides both, 24 hours a day. We handle emergency water extraction, structural drying, flood cleanup, mold removal and repair, and we know how to work with community gates, associations and property managers so the job moves without delay. Call (888) 435-4769 to get started.
In a community of newer construction, most emergencies are internal: a refrigerator supply line or dishwasher hose fails, a water heater tank splits in the garage, an air handler drain clogs and the pan overflows into a closet, or a shower valve leaks inside a wall until the drywall stains. In low-rise condos, a leak in one unit often becomes a ceiling problem in the unit below. And in the summer storm season, wind-driven rain past a lanai slider or a roof edge adds a weather-driven set of calls.
Our crews arrive ready to extract and begin drying on the first visit, with air movers and dehumidifiers on board. We record the source, the path the water took and initial moisture readings right away, which anchors your claim and, in a condo, helps sort out which policy covers what. We are used to coordinating gate access with guardhouses and managers, so tell us the community name when you call. Our emergency water damage page covers what happens on that first call.
Recent construction dries well when the response is fast. Concrete block, tile over slab and impact glass do not absorb much, so the work concentrates on drywall, baseboards, cabinet bases, wood or laminate flooring, and the insulation and framing inside partition walls. In low-rise condos we also have to think vertically: water travels down through floor assemblies and along shared walls, so the moisture survey covers adjacent units, not just the one that reported the leak.
We map the extent of moisture with meters and thermal imaging, remove what cannot be dried, and set up closed-space drying with dehumidifiers sized to the unit or home. Readings are taken and logged daily, and repair does not begin until each material has reached its dry standard. The full scope is described on our water damage restoration service page.
Hurricane Ian in 2022 pushed roughly eight to twelve feet of surge above ground along the Estero and Bonita Beach shoreline, the highest inundation recorded outside the Fort Myers Beach and Sanibel area, and the village issued damage and repair guidance to residents afterward. In 2017, Hurricane Irma brought strong winds and heavy rain that caused prolonged flooding across Lee County, after which the county pursued flood-mitigation work. The village has since asked residents to report local flood vulnerabilities, a sign that low spots near the river and bay remain a concern.
Surge from the bay and floodwater from the river are contaminated. Flood cleanup means pumping and extracting, removing saturated drywall, flooring, pad and insulation rather than drying them, cleaning and disinfecting hard surfaces, and running air filtration while the structure dries. Ground-floor condo units, garages and the lowest rooms of homes closest to the water take the brunt. If you have floodwater inside now, stay out of it until the power is confirmed off and see our flood restoration page for the sequence that follows.
When the moisture logs confirm the structure is dry, repair begins. In Estero that generally means new lower drywall and baseboards, replacement of cabinet bases and vanities that swelled, new plank, laminate or carpet where flooring was lost, ceiling repair in condo units below a leak, and paint matched to the rest of the home. Community architectural standards sometimes govern exterior-facing work, and we plan around them.
The repair scope is built from the photos and readings gathered during mitigation, so your adjuster and, where relevant, the association can see exactly what was affected. If you travel while the work is under way, we schedule around your absences, send photos, and keep the space secured and climate-controlled between visits.
Even in newer buildings, moisture that lingers in a wall cavity grows mold quickly in this climate. In Estero we most often find it behind the drywall around a leaking shower valve, in the ceiling of a condo below a long-running leak, under laminate flooring that trapped water against the slab, inside air handler closets, and in homes or units where a leak ran while the owner was away and the thermostat was set high.
Our mold removal follows a controlled sequence: correct the moisture source, contain the area with plastic sheeting and negative air, remove and bag affected porous materials, HEPA-vacuum and clean remaining surfaces, and dry the space completely before rebuilding. See our mold remediation page and our guide to hidden mold after water damage for where growth tends to hide.
Newer construction, a large share of condos and villas, lakes and golf courses inland, and the bay and river on the west combine to produce these frequent sources of water damage:

Each project follows the same eight stages, with each one verified before the next begins, so a repaired wall or ceiling is dry all the way through.
We respond throughout the Village of Estero, from the communities along the river and near the historic Koreshan settlement to the golf and lakefront neighborhoods inland and the retail and residential areas toward the eastern edge near the university and airport.
The same crews cover southern Lee County and the northern Collier coast. These neighbors have their own service pages:
Do what you safely can in the first minutes and leave the rest to the crew. Never put yourself near live electricity or contaminated water.
For storms, our hurricane water damage recovery guide covers preparation and the days after landfall.
Yes, with your authorization. We work with guardhouses, community managers and neighbors regularly. Give us the community and gate details when you call and we will arrange access.
We identify and help stop the source with the upstairs owner or management, extract water in your unit, open the ceiling and walls where moisture readings show it, dry both units as needed, and document each unit separately so both policies and the association have a clear record.
Often the structure fares well because block, tile and impact glass do not absorb much. The damage concentrates in drywall, cabinets, flooring and insulation, and open floor plans let water spread across the slab. Fast extraction and moisture mapping keep the scope small.
Surge along the Estero and Bonita Beach shoreline reached roughly eight to twelve feet above ground, among the highest recorded outside the Fort Myers Beach and Sanibel area. Properties nearest the bay and river were the most exposed, and the village issued damage and repair guidance to residents afterward.
By water type, time and moisture readings. Clean water caught early lets us dry drywall and even some flooring in place. Contaminated water, saturated insulation and materials that have been wet for days come out. We explain the reasoning after the survey.
Yes. Our crews cover the communities around Estero and all of Lee County, and we serve the rest of Florida through our service areas.
