Water surrounds Bonita Springs on nearly every side. The Imperial River runs through the middle of the city and the old downtown along Old 41, then empties into Estero Bay; the Gulf lies just beyond the barrier island of Little Hickory Island and Bonita Beach; and inland, sheet flow from the east feeds the river and canals long after a storm has passed. It is a mid-sized, largely residential and seasonal community with a large share of housing units that are second homes, which means many leaks and floods here are discovered late by owners who were away. Water Damage Florida provides 24/7 water damage restoration in Bonita Springs, from emergency water extraction and structural drying to flood cleanup, mold removal and repair.
The housing here spans older homes near the river and Old 41 to newer gated golf communities inland and condos and beach houses on the island. Each has its own weaknesses when water gets in, and our crews plan the drying around the building rather than following a script. If you have water in your home now, call (888) 435-4769.
Many of our urgent calls from Bonita Springs begin with the words "we just got back." A supply line fails in a villa in a gated golf community in June and runs until the owners return in November, or a neighbor notices water under a garage door. Other emergencies are more immediate: an air handler overflow in a closet, a water heater failure, wind-driven rain through a lanai slider during a summer storm, or, after a hurricane, river or Gulf water rising through the lowest rooms of a home near the Imperial River or on Bonita Beach.
We come with pumps, extractors, air movers and dehumidifiers on the truck so that drying starts the same visit, and we document the source and moisture readings from the first walk-through to anchor your insurance claim. If you are out of state, we can coordinate with a property manager or neighbor to get in. Our emergency water damage page has more on that first response.
An older home near the river and Old 41 may have wood floors, plaster or thin drywall, and plumbing that predates modern materials, so water spreads into the structure quickly and drying has to start fast to save original finishes. A newer villa in a gated community has block walls, tile floors and thick attic insulation, which dry well, but its open floor plan lets water travel far across the slab and under cabinetry before it is noticed. A beach condo or elevated island home adds salt air, sand and shared walls to the picture.
After extraction we survey the moisture with meters and thermal imaging, remove what cannot be dried, and run closed-house drying with dehumidifiers matched to the volume of the space. We read and log every material daily and hold off on repair until each reaches its dry standard. Our water damage restoration service page describes the full scope.
Bonita Springs has flooded from two directions in recent years. When the eye of Hurricane Irma passed directly over the city in 2017, the Imperial River overflowed and kept nearby neighborhoods under water for more than two weeks, made worse by a rain event just before the storm. In 2022, Hurricane Ian drove roughly eight to twelve feet of surge onto Bonita Beach and along the Estero Bay shoreline, among the highest on the coast, and the city warned residents that post-storm sheet flow would keep the river and canals rising for days. Earlier storms, including Hurricane Charley in 2004 and Hurricane Wilma in 2005, are also part of the city's record, and the city has since pursued flood-mitigation projects and joined a flood-resilience coalition.
River flooding and Gulf surge are both treated as contaminated water, but they behave differently. River water lingers, soaking materials for days and encouraging mold before cleanup can begin, so removal of drywall, flooring and insulation tends to be extensive. Surge is fast and salty, leaving sand, silt and corrosion in ground-level rooms and garages. In both cases we pump and extract, remove porous materials the water touched, clean and disinfect hard surfaces, and dry the structure under air filtration. Stay out of standing water until the power is confirmed off and read our flood restoration page for what to expect.
Repair in Bonita Springs starts when the moisture logs say the structure is dry, not before. In older river-area homes that can involve wood floor repair, plaster patching and matching older trim. In golf-community villas and newer homes it is typically lower drywall, baseboards, cabinet bases, plank or tile flooring and paint. In beach condos we also coordinate with the association on shared walls, hallways and access.
The scope we propose is built from the photos and readings taken during mitigation, which lets your adjuster see what the water did and where. For seasonal owners we schedule around your travel, send progress photos, and make sure the home is secured and climate-controlled between visits.
The combination of a seasonal population and a wet, warm climate makes hidden mold a frequent finding in Bonita Springs. Homes that flooded from the river and sat wet for two weeks are the extreme case, but a slow leak behind a vanity in a closed villa or a condo with the air conditioning set warm for the summer produces the same result behind the drywall. Beach-side homes add constant humidity from the Gulf.
Our mold removal isolates the area with containment and negative air, removes and bags affected porous materials, HEPA-vacuums and cleans what remains, and dries the space fully before rebuilding, always after the moisture source is corrected. Learn more on our mold remediation page and in our guide to hidden mold after water damage.
The city's geography, seasonal population and mix of old and new housing shape the causes we see most often:

Every job moves through eight verified stages. Skipping a verification is how a wall gets closed up wet, so we do not skip.
We cover the entire City of Bonita Springs, from the old downtown along Old 41 and the neighborhoods on either side of the Imperial River, through the inland golf and gated communities, out to Bonita Beach and Little Hickory Island on the Gulf.
Our crews work the whole southern Lee County and northern Collier County coast. These neighboring communities have their own pages:
These steps limit the damage before we arrive. Only do what is safe; leave anything near live electricity or contaminated water to the crew.
Before or after a storm, our hurricane water damage recovery guide and first 24 hours after a flood guide give the full sequence.
Usually, but expect extensive removal. Water that sits for days soaks drywall, insulation and flooring and gives mold a head start, so those materials come out, the structure is cleaned and dried, and mold is addressed before repair begins. We verify dryness with meters before closing anything up.
We start with a full moisture survey because a long-running leak often affects more than the visible area. We remove compromised materials, check for mold behind walls and under cabinets, dry and verify, then repair. We can coordinate with a property manager if you cannot stay.
Both are contaminated, but surge brings salt, sand and corrosion into ground-level rooms and moves out quickly, while river water lingers and soaks deeper. For surge we focus on removal, disinfection and checking metal and electrical components the salt reached; for river flooding, on extensive removal and mold prevention.
Yes. We coordinate with management on access, shared walls, hallways and elevators, and document each unit and common area separately so owners and the association each have what they need.
Photos from the first visit onward, moisture readings logged through drying, and a written scope of the work. We can walk your adjuster through it. The coverage decision remains between you and your carrier.
Yes. The same crews cover Estero, San Carlos Park, Fort Myers Beach and north Naples, and we reach the rest of the state through our service areas.
