Brandon is a large unincorporated suburb east of downtown Tampa in central Hillsborough County, bordered by Palm River-Clair Mel, Valrico, Riverview, Bloomingdale, Seffner and Mango. It sits inland at modest elevation with only a small share of its area in water, and grew from a 1950s subdivision boom into one of the most populous unincorporated communities in the Tampa Bay area. It is a classic commuter suburb of single-family neighborhoods and commercial corridors, far enough from the bay to avoid storm surge, and the water damage here is the inland kind: rain that has nowhere to go, and plumbing and roofs in houses that have been standing for a long time.
Hurricane Milton made the rain risk plain in October 2024, dropping 10 to 15 inches across most of Hillsborough County and producing extensive flooding in a low-lying Brandon neighborhood, where residents spent the following days clearing debris and floodwater from their homes. Water Damage Florida provides 24/7 water damage restoration in Brandon, from rain flooding and roof leaks to the everyday plumbing failures of an aging suburb, with photographs and moisture readings logged from the first visit for your insurance claim. Call (888) 435-4769 at any hour.
Most Brandon emergencies begin inside the house. The subdivisions built through the 1950s, 1960s, 1970s and 1980s are reaching the age where original water heaters, supply lines, cast iron drains and slab plumbing fail, and a burst line in a block ranch spreads across a slab and under carpet in minutes. The apartments clustered along the main commercial corridors add the multi-unit version, where a leak on one floor becomes a ceiling collapse on the floor below. The newer homes south of the community, built after Interstate 75 opened, bring two-story plumbing and attic air handlers into the mix.
The other kind of emergency arrives with the rain. When a storm like Milton stalls over Hillsborough County, the low-lying streets in Brandon fill and water enters garages and slab-on-grade homes from the yard. Our crews respond to both with pumps and extractors, air movers, dehumidifiers and moisture meters so drying starts on the first visit. Our emergency water damage page walks through the first hours.
Brandon's housing is largely single-family subdivisions from the mid-century and later suburban expansion, with newer development to the south and apartments along the corridors. In a 1960s or 1970s block home, water moves across the slab, under carpet or laminate that was laid over original tile or terrazzo, and up into drywall on furring strips, where it stays hidden. In a newer two-story frame home it runs down inside walls and across ceilings. In an apartment it crosses unit boundaries, which means coordinating with management and documenting each unit on its own.
Our restoration plan starts with a moisture map from meters and thermal imaging, so we know which walls, floors and ceilings are actually wet rather than guessing from the stain. We remove only what cannot be dried, then dry the structure inside the closed home with commercial dehumidifiers and air movers until logged readings show each material has returned to its dry standard. If the water was contaminated, cleaning and treatment come next, and the rebuild waits for the drying log to close. For more on what each phase involves, see our water damage restoration service page.
Brandon does not flood from the bay; it floods from the sky. Milton's 10 to 15 inches overwhelmed drainage in the low-lying parts of the community, and local television documented residents hauling soaked belongings and debris out of their homes for days afterward. To the south, the Alafia River reached a record crest after the storm. Hillsborough County later held public meetings on the stormwater and drainage failures the 2024 storms exposed, which suggests residents in the lowest neighborhoods should expect the problem to recur before it is solved.
Rain that has crossed a yard, a street or a retention area is contaminated, so flood cleanup means removing the carpet, pad, drywall and insulation it soaked, cleaning and disinfecting the slab and framing, and drying the shell under air filtration rather than trying to dry materials that sat in it. Our flood restoration service page explains the large-loss version of this work, and the first 24 hours after a flood guide covers what to do before we arrive.
Repair in a Brandon block home typically means new drywall and baseboards, replacement of the flooring that was laid over the slab, a vanity or kitchen base cabinet, and paint. A two-story home adds ceiling drywall below an upstairs loss and sometimes subfloor. Storm roof damage adds ceiling drywall and attic insulation. In an apartment, we coordinate the repair with management so the unit and the one below it are handled together.
The repair scope is written from the photographs and moisture logs gathered during mitigation, so your adjuster can trace every item to the loss, and we separate leak or storm damage from the ordinary wear of a house that has stood for many years.
In an older suburb, mold most often follows the slow leak: a water heater in a garage or closet that has been weeping for months, a supply line under a kitchen sink, a cast iron drain that seeps under the slab, or a shower pan that failed years ago. After Milton we also saw growth in homes where rain flooding was mopped up but the carpet went back down over a slab that never dried, and in ceilings under tarped roofs.
Our mold cleanup corrects the moisture source, contains the area, removes and bags contaminated porous materials, HEPA-vacuums and cleans what remains, and verifies the space is dry before it is closed. Painting over growth is not a repair. See our mold remediation page for the method and our guide to hidden mold after water damage for the places most often overlooked.
An inland commuter suburb with a large stock of mid-century and later homes, apartments on its corridors and some low-lying streets produces a predictable set of losses. The causes behind most of our Brandon work:

From a burst line in Brandon Hills to a rain-flooded slab in a low street, every job follows these eight steps in sequence.
We respond throughout the Brandon community, from the older subdivisions near Limona and Brandon Hills to the newer neighborhoods south toward Interstate 75 and the apartment communities along the main corridors.
Brandon runs into its neighbors without a visible border, and our crews serve all of them. Several have pages of their own:
These steps are safe for most homeowners and renters and will limit the damage while our crew is on the way.
For storm losses, our hurricane water damage recovery guide covers the days and weeks that follow.
Brandon's flooding is about rain and drainage, not surge. Milton dropped 10 to 15 inches across the county, and the low-lying parts of the community could not drain fast enough. The county has since held public meetings on the drainage failures those storms exposed.
Probably. Rain that crossed a yard is contaminated, and carpet pad and the slab beneath it hold moisture long after the surface feels dry. We check with meters and, in most cases, the pad and any wet drywall need to come out.
It can, and it is a common source in the older subdivisions. Signs include damp flooring with no visible source, a warm spot on the slab or a musty smell. We locate the moisture and document it; a plumber handles the line repair, and we handle the drying and rebuild.
Notify management right away so the supply can be shut down, then call us. We coordinate with the property manager, dry both units and document each separately so the responsibility can be sorted out from a clear record.
Small clean-water losses caught early usually dry in a few days. Flood losses and long-running leaks take longer because more material comes out and the slab must dry fully. We remove equipment when the readings say the structure is dry, not on a set schedule.
It carries a different risk. Bathrooms and laundries over living space mean a leak reaches a ceiling and the floor system between levels, which hold moisture out of sight. The older single-story homes in the community leak onto the slab instead. Both are common calls; the two-story loss simply needs more attention to the ceiling cavity.
