Riverview is a sprawling unincorporated community in southeastern Hillsborough County, south of Brandon and a short drive southeast of Tampa. The Alafia River runs through its northern portion and forms part of its northeastern boundary on the way to Tampa Bay, and the community stretches south and east toward Balm and FishHawk. It is one of the fastest-growing suburbs in the region, made up mostly of master-planned subdivisions built over the last twenty years, from starter-home communities to larger waterfront lots along the river. Most of the community is inland, though its western edge lies near the bayshore communities of Gibsonton and Apollo Beach.
That geography produced Riverview's defining water event. After Hurricane Milton in October 2024, the Alafia rose to its highest level on record at the Lithia gauge upstream, well above flood stage, prompting boat and jet-ski rescues in riverside neighborhoods, and the river flooding lingered for days after the storm had passed. Water Damage Florida provides 24/7 water damage restoration in Riverview, from river flood cleanup on the Alafia to the plumbing and roof losses of a community full of new two-story homes, with photographs and moisture readings logged from the first visit. Call (888) 435-4769 any hour.
Riverview's emergencies come in two speeds. The fast one is a pipe: a second-floor laundry hose, an upstairs bathroom supply line, a water heater in the garage or a refrigerator line that lets go while the family is at work, sending water through a ceiling and across a slab in minutes. Because so much of the housing is recent two-story construction, the loss often starts upstairs and shows up as a stain, a sag or a drip in the room below. The slow one is the river. Milton's 10 to 15 inches of rain across Hillsborough County pushed the Alafia up over days, and homes near the water took floodwater that stayed for days more.
Our crews respond to both with pumps and extractors, air movers, dehumidifiers, and moisture meters and thermal imaging to trace water through ceilings, walls and floors. Drying starts on the first visit and photographs and readings are logged from the beginning. What happens between your call and the first readings is described on our emergency water damage page.
Most Riverview homes were built in the last twenty years, and that shapes the work. New two-story frame construction with engineered flooring, laminate, carpet over slab, attic air handlers and a great deal of plumbing above finished ceilings means water travels vertically and hides in ceiling cavities, behind tile and under flooring that looks fine from above. Warranty and builder questions sometimes come up on younger homes, and clear moisture documentation helps sort them out. Riverfront properties on larger lots add a different set of problems: contaminated river water, silt, debris and long saturation of the ground around the slab.
We begin with a moisture map from meters and thermal imaging, remove only what cannot be dried, and dry the structure inside the closed home with commercial dehumidifiers and air movers until logged readings confirm each material has returned to its dry standard. Cleaning and treatment follow when the water was contaminated, and repairs begin only once drying is verified. Each of those phases is explained on our water damage restoration service page.
The Alafia's record crest after Milton is the flood Riverview measures by. Unlike a surge that arrives and retreats within hours, a river flood builds after the rain has stopped, holds for days and drains slowly, which means materials in a riverside home may sit in water far longer than in a coastal event. Rain flooding away from the river adds its own losses, with saturated ground, overwhelmed ponds and swales and water entering garages and slab homes in the lowest parts of newer subdivisions. Riverview's water history also includes Hurricane Frances in 2004, when a fertilizer plant in the area released a large volume of acidic process water that damaged nearby wetlands and marine life, a reminder that floodwater here can carry more than mud.
River and street water is contaminated, so flood cleanup means removing drywall and insulation from the water line down, cabinet bases, carpet, pad and flooring that were submerged, then cleaning and disinfecting the slab and framing and drying the shell under air filtration. Long saturation usually means more removal than a quick flood would. Our flood restoration service page covers this work, and the first 24 hours after a flood guide tells you what to do first.
In a newer two-story home, repair after a plumbing loss usually centers on the ceiling and floor system between levels: ceiling drywall, sometimes subfloor, the flooring above, the cabinet or fixture that leaked, and paint and trim to match a house that may only be a few years old. After a river flood on a larger lot, repair means new drywall from the water line down, baseboards, doors, cabinet bases, flooring and paint, plus checks on outlets, appliances and the air handler if water reached them.
The repair scope is written from the photographs and moisture logs gathered during mitigation, so your adjuster can follow each item to the loss and, on a younger home, so any builder or warranty conversation has clear evidence behind it. In communities with an association, we plan around its rules on contractor hours and access.
New construction is not immune to mold; it just hides it differently. The typical Riverview case is a slow leak from an upstairs bathroom or laundry that ran for weeks inside a ceiling cavity before a stain appeared, or a refrigerator or dishwasher line that soaked the back of a kitchen cabinet run. After Milton we also found growth in riverside homes that were mucked out but never dried inside the walls, and in ceilings under tarped roofs that stayed damp for weeks.
Our mold cleanup corrects the moisture source first, then contains the area, removes and bags contaminated porous materials, HEPA-vacuums and cleans what remains, and verifies the space is dry before it is closed. Spraying over growth is not a solution. See our mold remediation page for the method and our guide to hidden mold after water damage for the places a new home hides it.
A fast-growing community of recent two-story homes with a flood-prone river along its northern edge produces a specific list of losses. The sources behind most of our Riverview work:

A river-flooded home on a wooded lot and a laundry leak in Summerfield move through the same eight steps so that nothing is rebuilt over moisture.
We respond throughout the Riverview community, from the riverside streets along the Alafia and the older lots near Riverview Estates to the master-planned subdivisions that spread south and east toward Balm and FishHawk.
Our Riverview crews also cover the surrounding communities of southern Hillsborough County and beyond. Several have pages of their own:
These actions are safe for most homeowners and will limit the damage while our crew is on the way.
Our hurricane water damage recovery guide goes deeper on storm and river losses.
Yes. Long saturation pushes water higher into drywall and deeper into framing and slabs than a quick flood does, so more material usually comes out and drying takes longer. We map the moisture after the water recedes and give you a room-by-room list before demolition.
New homes have more plumbing above finished ceilings than older single-story houses, and supply lines, laundry hoses, refrigerator lines and shower pans can fail at any age. Our documentation gives you clear evidence if a builder or warranty question comes up.
Often, yes. The cavity above the ceiling and the subfloor around the fixture hold moisture long after the stain stops spreading. We read the area with meters and thermal imaging and open only what is still wet.
We do. We follow association rules on contractor hours, access and parking, and we coordinate with management when a loss involves shared walls or common areas.
A supply line leak found the same day is generally dry in a few days. A river-flooded home takes longer because more material is removed and the slab and framing must dry fully. Equipment leaves when the readings say the structure is dry, not on a set schedule.
Know your evacuation route and leave before the river crests rather than after, since Alafia flooding builds over days. Store important documents and electronics upstairs or off the floor, photograph the home while it is dry so you have a baseline, and know where the main water and electrical shutoffs are so you can close them from a dry spot on the way out.
