Delray Beach, the self-styled Village by the Sea, has about three miles of Atlantic beachfront, the Intracoastal Waterway running just inland of it, and a walkable downtown along Atlantic Avenue that sits between the Intracoastal and I-95. The city's average elevation is around sixteen feet, but the waterfront blocks are much lower, and that difference drives its water damage story. Delray Beach experiences tidal flooding more than a dozen times a year, mostly in the Marina Historic District and other low-lying areas on both sides of the Intracoastal, during fall and spring king tides or when an Atlantic storm pushes water into the waterway. Salt water that reaches a garage, a crawl space or a lower wall does lasting damage long after it recedes.
Water Damage Florida provides water damage restoration in Delray Beach around the clock, from tidal cleanup near the marina to plumbing and roof leaks in the neighborhoods west of Lake Ida. Call (888) 435-4769 at any hour to get a crew on the way.
Along the Intracoastal, a Delray Beach emergency often does not involve rain at all. A high tide in October or March rises through storm drains and over low seawalls into the Marina Historic District, Palm Trail and the canal streets of Tropic Isle, and by the time it drains back out, garages, ground-level rooms and the base of exterior walls are soaked with salt water. Farther from the water, the calls are the familiar ones: supply lines and water heaters in gated homes near Delray Lakes and Barwick Estates, roof leaks over historic cottages in Osceola Park, and condensate overflows from air handlers in closets and attics.
Our emergency crews arrive with extraction gear, pumps, air movers, dehumidifiers and moisture meters and begin drying the same visit. We photograph the water line and log the first readings before anything is moved so that the record for your insurance claim starts clean. The emergency water damage page explains how a fresh loss is handled hour by hour.
Delray Beach's housing includes historic cottages and bungalows in the downtown districts, deepwater canal-front homes in Tropic Isle, oceanfront estates in Seagate and gated subdivisions west of the city center such as The Bridges. A wood-floored cottage in Pineapple Grove, a two-story canal home with a finished ground floor, and a modern estate with stone floors and custom millwork each call for a different drying plan, and the same is true of the condominiums near the beach.
The work begins with moisture mapping by meter and thermal imaging so we know how far water has traveled behind plaster, under wood and along the base of block walls. Materials that can be dried in place are dried with dehumidifiers and air movers inside the closed home; those that cannot are removed. Readings are taken daily and drying ends only when each material returns to its dry standard. Cleaning and repair follow. Our water damage restoration service page describes each phase.
Delray Beach has taken direct or near-direct hurricane hits repeatedly: the 1928 Okeechobee hurricane, the 1947 Fort Lauderdale hurricane, Frances and Jeanne in 2004, and Wilma in 2005, which caused extensive damage including the roofs of city hall and a fire station. Hurricane Matthew in 2016 caused coastal damage as well. Between storms, the recurring event is the king tide. Saltwater intrusion damages landscaping and road bases in the low waterfront blocks, and the city has responded by installing check valves and raising seawalls at Veterans Park and the City Marina.
For a home, the response to tidal water is removal rather than drying. Drywall, insulation, carpet and cabinet bases that were under salt water come out, the slab and block are cleaned and disinfected, and air filtration runs while the shell dries. Salt left in a wall keeps drawing moisture out of the air, which is why a garage that was mopped after a tide can still read wet weeks later. Stay out of the water, do not touch a wet panel, and call us. Our flood restoration service page describes how a larger loss is organized.
Repair in Delray Beach begins once the drying log confirms the structure is dry. For a canal-front home after a tide that means new drywall from the water line down, baseboards, cabinet bases and flooring in the affected rooms. For a historic cottage after a roof or plumbing leak it may mean patching beadboard or plaster, refinishing a wood floor and matching trim that is no longer sold. For a gated home west of the city center it is usually drywall, paint and flooring, with a ceiling repair if the loss began upstairs.
We build the repair scope from the photos, moisture logs and material notes gathered during mitigation so that what your adjuster sees is one continuous record. Anything that was worn or damaged before the water is documented separately, and we explain what each line item covers before work begins.
Mold in Delray Beach homes tends to show up in two places. Near the water, it appears in garages, ground-floor rooms and the lower wall cavities of homes that took tidal water and were never properly dried behind the finish. Everywhere else, it follows the usual leaks: the back of a kitchen cabinet after a slow dishwasher drip, the drywall behind tub tile, an air handler closet, or the underside of a wood floor in an older cottage where a pipe leaked into the crawl space.
Our mold removal process corrects the moisture source first, then contains the area, removes and bags affected porous materials, HEPA-vacuums and cleans the remaining surfaces, and confirms the space is dry before it is closed. We do not spray and repaint. Our mold remediation page and our article on hidden mold after water damage explain what to check before repainting.
A low waterfront, a historic downtown, deepwater canals and a wet summer season combine to produce a wide range of losses here. The causes we respond to most often are:

From a soaked cottage floor to a tide-flooded garage, every Delray Beach job moves through the same eight checkpoints.
We serve all of the City of Delray Beach, from the beach and the Intracoastal through the downtown districts to the neighborhoods and gated communities west of Lake Ida.
Our Delray Beach crews also cover the neighboring cities and the coastal towns to the north and south. Several have their own pages:
These steps are safe for most Delray Beach residents and make a real difference in how much can be saved.
Our first 24 hours after a flood guide and the hurricane water damage recovery guide cover what comes next.
Each event soaks the same materials, and salt accumulates in drywall and block with every cycle. After a first event we remove what was submerged and replace it with materials that tolerate water better; after later events the cleanup is smaller, but the space should still be dried and checked.
Often, when the water was clean and drying starts early. We use floor mat systems and dehumidification and monitor readings under the boards. Floors soaked with salt water or left wet for a long time are harder to save, and we tell you which situation you have before recommending anything.
Concrete is rarely damaged by a single flooding event, but it holds moisture and salt. We clean and dry it and verify readings before any new flooring goes down so the new floor does not fail.
Until daily readings show every material is dry, which is usually a few days for a clean-water leak and longer for a tide-flooded ground floor. We do not pull equipment on a schedule.
Yes. We coordinate with management on access and common areas, follow the water through affected units, and document each unit separately so both the owners and the association have a clear record.
We supply the photos, water-line measurements, moisture logs and written scope that adjusters ask for, and we keep water damage separate from pre-existing conditions. The claim itself remains yours.
Whether the tide came in or a pipe let go, Water Damage Florida is ready 24 hours a day with extraction, structural drying, repair and mold removal in Delray Beach. Call (888) 435-4769 or email info@waterdamagefl.org, and see our service areas for the rest of the coast.
