Dunedin is a waterfront city on the Gulf side of the Pinellas peninsula, tucked between Clearwater and Palm Harbor, with St. Joseph Sound and the Intracoastal Waterway along its western edge and a causeway reaching out to the barrier islands of Honeymoon Island and Caladesi Island. Roughly half of the city's area is water, and the shoreline sits at essentially sea level. Hurricane Helene in 2024 delivered what the mayor called the worst flooding in Dunedin's history: Gulf surge inundated everything west of Alternate US 19, the Dunedin Causeway and Causeway Plaza, Edgewater Drive and the marina district, roughly ninety people called for boat rescue overnight, streets that had never flooded took on water, and the Marina Pier was damaged beyond repair.
Water Damage Florida provides 24/7 water damage restoration in Dunedin, from surge cleanup along the sound to plumbing losses in the subdivisions east of the highway and in the many homes and condos that sit empty for part of the year. Every job is photographed and metered from the first visit so your insurance claim has a complete record. Call (888) 435-4769 at any hour.
West of Alternate US 19, the emergency is usually the sound: surge and tidal water crossing seawalls and streets into ground-floor condos, garages and single-story homes along Edgewater Drive, the causeway and the waterfront neighborhoods. NWS Tampa Bay measured a record peak water level of more than six feet above normal high tide at nearby Clearwater Beach during Helene, which is why homes that had never seen water suddenly did. East of the highway, and in every season, the emergencies are the interior kind: supply lines, water heaters, washing machine hoses, air conditioning overflows and roof leaks during afternoon storms.
Our crews arrive with pumps for standing water, extractors for flooring, air movers, dehumidifiers and moisture meters, and drying begins on the first visit. For surge losses we mark the water line, identify which materials sat in salt water and set the removal plan the same day. Our emergency water damage page explains how the first hours go.
Dunedin's housing is mostly single-family subdivisions and low-rise waterfront condos, and a notable share of it is seasonal or vacant part of the year. Those three facts drive our approach. Low-rise condos along the sound mean ground-floor units that take surge first, shared walls and an association to coordinate with. Subdivision homes in Fairway Estates, Highland Woods, Spanish Trails or Weybridge Woods typically sit on slabs with attic or closet air handlers, and losses there are about plumbing, roofs and condensate lines. Seasonal homes mean that a leak may have run for weeks before anyone opened the door.
In each case we build a moisture map with meters and thermal imaging, remove only what cannot be dried, and dry the structure in a closed building with commercial dehumidifiers and air movers until logged readings show the materials are back to their dry standard. For an absent owner we coordinate access with a neighbor, family member or manager and send photographs as the work progresses. Our water damage restoration service page walks through each phase.
Helene's surge was the flood Dunedin had not experienced before. The area west of Alternate US 19 went under, the city marina was closed for repairs afterward, and residents along Edgewater Drive and in the marina district found seawater in homes and condos that had stayed dry through every previous storm. Two weeks later Hurricane Milton brought 10 to 15 inches of rain across Pinellas County, adding freshwater flooding on top of ground that was already saturated with surge, so some homes were wet twice before they had a chance to dry once.
Surge is salt water mixed with sewage and debris, and rain flooding that has crossed a street is not much cleaner, so flood cleanup means removing the drywall, insulation, cabinet bases, carpet and flooring that were submerged, cleaning and disinfecting the slab and framing, and drying the shell under air filtration. In a condo building we work unit by unit and document each separately. Our flood restoration service page describes the process, and the first 24 hours after a flood guide tells you what to do first.
Repair after a surge loss on the sound side typically means new drywall from the water line down, new baseboards and doors, cabinet and vanity bases, flooring, and inspection of outlets, appliances and air handlers that sat in salt water. Repair after a plumbing or roof loss in a subdivision home is usually lighter: a ceiling patch, a run of drywall, trim, paint and flooring in the rooms that were wet. In a condo, we also handle the shared-wall and common-area questions with the association.
The repair scope is built from the photographs and drying logs collected during mitigation so your adjuster can trace every item to the loss, and we separate storm damage from prior wear. For owners who were out of state when the water came, we keep the scope and schedule in writing and confirm each stage before moving ahead.
Two situations account for most of the mold we find in Dunedin. The first is a home or condo that was cleaned quickly after Helene but never dried behind the walls, so growth appeared weeks later behind new paint. The second is the seasonal home: a small leak under a sink or at a water heater in a house closed up with the air conditioning set high, discovered in the fall by an owner returning from the north. Closet air handlers, the wall behind shower tile and the back of kitchen cabinets round out the list.
Our mold removal fixes the moisture source first, then contains the area, removes and bags contaminated porous materials, HEPA-vacuums and cleans what remains, and verifies the space is dry before it is closed. Fogging a room or painting over growth is not a solution. See our mold remediation page for the method and our guide to hidden mold after water damage for the spots most often missed.
A sea-level shoreline, low-rise condos along the sound, subdivision homes inland and a large seasonal population produce a particular mix of losses. The causes behind most of our Dunedin work:

A surge-flooded condo on the sound and a burst line in Highland Woods follow the same eight steps, because the sequence is what keeps moisture from being sealed inside a wall.
We cover the entire City of Dunedin, from the walkable downtown and the waterfront along Edgewater Drive and the causeway to the golf-course and subdivision neighborhoods inland and the streets near the Palm Harbor line.
Our Dunedin crews also serve the neighboring communities of northern Pinellas County and across the county line. Several have pages of their own:
These steps are safe for most residents and will limit the damage while our crew is on the way.
Our hurricane water damage recovery guide covers the weeks after a surge loss in more detail.
The cleanup is the same as for any surge loss: submerged porous materials come out, the structure is cleaned and dried, and everything is documented. What it changes is planning. During repairs we can point out material choices and elevation of outlets and air handlers that would make a repeat event less costly.
Yes. A neighbor, family member or the association can provide access, we send photographs and readings at each stage, and the scope is confirmed with you in writing before we proceed. Many Dunedin owners were out of state during Helene and we are used to working that way.
It does. Materials that were still damp from the surge absorbed more water before they had dried, and the ground under slabs stayed saturated longer. Homes hit by both usually need more removal and a longer drying period than a single event would.
We treat the affected unit and the shared walls that connect to it, check the adjoining units for moisture that traveled through the slab or framing, coordinate with the association on common areas, and document each unit separately.
Rarely once it has swelled, but the slab beneath it and the drywall behind it often can be dried in place if we start quickly and the water was clean. We read the moisture under the flooring and tell you what stays and what goes.
Our work is buildings: homes, condos, shops and restaurants along the waterfront. Docks, piers and vessels fall to marine contractors and the owner's insurer. What we can do is restore the structures behind them and document how far the water reached inside.
