Technician extracting water from a flooded family room in a Navarre home near the sound

Navarre is a community shaped by water on every side. The mainland occupies the Fairpoint Peninsula, with Santa Rosa Sound to the south and East Bay River, the Yellow River and smaller creeks to the north, while Navarre Beach sits across the sound on the barrier island of Santa Rosa Island. It is one of the largest unincorporated communities in the region, a fast-growing bedroom community for Hurlburt Field and Eglin, and a beach destination. That geography puts newer subdivisions on the peninsula, condominiums and beach houses on the island, and storm surge within reach of both.

Water Damage Florida provides 24/7 water damage restoration in Navarre, on the peninsula and on the beach, for surge intrusion, wind-driven rain, river and drainage flooding and everyday plumbing failures. Call (888) 435-4769 whenever you find water in your home, and we will start a crew toward you and walk you through what to do until it arrives.

Emergency Water Damage Help on the Peninsula and the Beach

Navarre's storm record is long: Wikipedia documents significant damage from Hurricane Erin and Hurricane Opal in 1995, Hurricane Georges in 1998, Hurricane Ivan in 2004, Hurricane Dennis in 2005 and Hurricane Sally in 2020. The same source notes that surge has done the most damage to homes and businesses immediately along Santa Rosa Sound on the mainland's south shore. Sally was the most recent test: the NWS recorded nearly twenty inches of rain at Navarre and peak surge of seven to nine feet in back bays and sounds across the region, with roughly fourteen hundred homes in Santa Rosa County affected and the Yellow and Blackwater rivers flooding because the surge blocked their drainage.

Between storms, the emergencies are the ones any growing community sees: water heaters, supply lines and washing machine hoses failing in newer subdivisions, and leaks in beach condos discovered after a rental turnover. In every case the first visit is about stopping the spread: extraction, removal of wet carpet pad and lower drywall where needed, air movers and dehumidifiers running before we leave, and photographs and moisture readings from the first hour. See our emergency water damage page for how the first response works.

Restoration for New Subdivisions and Beachfront Condos

Navarre's housing is mostly of two kinds. The mainland peninsula is dominated by newer single-family subdivisions, typically slab-on-grade with drywall, modern flooring and open plans, where quick extraction and controlled drying save most of the house if the water was clean. Navarre Beach concentrates condominiums and beach houses, where a single leak can travel through several units and where salt air, sand and wind-driven rain wear on sliding doors and balconies.

Restoration takes either type of building from wet to finished. We map wet materials with meters and thermal imaging, remove what cannot be dried, and run dehumidifiers and air movers in a closed structure until the readings say it is dry. Once dry, the space is cleaned, treated if sound or river water was involved, and rebuilt. Our water damage restoration page explains each of those stages.

Flood Cleanup After Surge and Blocked Drainage

Flooding in Navarre comes from more than one direction at once. During Sally, surge pushed into Santa Rosa Sound and the back bays while nearly twenty inches of rain fell, and because the surge blocked the rivers' outlets, the Yellow and Blackwater rivers rose and flooded as well. Homes on the sound side of the peninsula took the surge; homes near the rivers and creeks on the north side took the backed-up freshwater; and low spots everywhere took rain that had nowhere to go. Navarre Beach, on the barrier island, has needed repeated beach renourishment since the 2004 and 2005 storms, a sign of how exposed it is.

Surge and river floodwater is contaminated and, on the sound side, salty. Flood cleanup means removing the drywall, insulation, carpet and pressboard it soaked, disinfecting hard surfaces, inspecting electrical components it reached and running air filtration while the house dries. Our flood restoration page explains the difference from a clean-water loss, and the first 24 hours after a flood guide covers what to do right away.

Repairs Once Drying Is Confirmed

Repair work in Navarre most often means replacing the lower course of drywall and baseboards after surge or a slab-level leak, rebuilding kitchen and bathroom cabinet bases, replacing swollen laminate or vinyl plank flooring, repairing ceilings under roof damage and repainting. In beach condominiums it also means working around balcony door thresholds and shared walls, and coordinating with the association on hours, elevator use and common-area protection.

The repair scope is built from the moisture logs and photographs gathered during mitigation, giving your adjuster a clear line between what the storm or leak damaged and what was already there. For military families who may deploy or transfer mid-project, we keep the documentation complete so decisions can be made from a distance.

Mold Removal in Navarre

In Navarre, mold typically follows one of three situations: a beach condo where a slow leak or a balcony door seal went unnoticed between rentals; a subdivision home that took an inch of surge or backed-up water and was mopped but never properly dried; or a house left closed without air conditioning during a long outage after a storm. Gulf humidity and salt air slow natural drying and let growth take hold behind baseboards and cabinet backs.

Before any mold is touched, the leak or seal that fed it is fixed. Then the area is contained under negative pressure with HEPA scrubbers running, the contaminated drywall and cabinet material is bagged and removed, the remaining surfaces are cleaned, and the space is dried to verified readings before rebuilding. Read our mold remediation page for the full method, and see where hidden mold forms after water damage before repainting a wall that was once wet.

What Causes Water Damage in Navarre

A peninsula between a sound and two rivers, with a barrier-island beach across the water and a young housing stock, has a particular set of risks. The sources we see most often include:

  • Storm surge from Santa Rosa Sound reaching homes along the peninsula's south shore
  • River and creek flooding on the north side when surge blocks drainage
  • Extreme rainfall, as in Sally, overwhelming yards and street drainage
  • Wind-driven rain through balcony doors and windows in Navarre Beach condos
  • Leaks in vacation rentals discovered only at turnover
  • Water heater, supply line and washing machine hose failures in newer subdivisions
  • Roof damage from high winds and falling pines
  • Air conditioning condensate overflows in homes left closed in summer

Our Eight-Step Restoration Process

Water extraction and drying equipment set up in a beachfront condo in Navarre after wind-driven rain

Every job in Navarre follows the same sequence in the same order, on the peninsula or the beach. Each step must finish before the next begins.

  1. InspectionWe locate the source, judge whether the water is clean, salty or contaminated, and trace it with meters and thermal imaging through walls, floors and, in condos, adjoining units.
  2. Water extractionStanding water is pumped and vacuumed out of living areas, garages and ground-floor units.
  3. Removal of what cannot be savedSurge-soaked drywall, insulation, carpet pad and swollen cabinetry are cut out and bagged.
  4. DryingAir movers and dehumidifiers run inside the closed building, with readings logged each visit until the slab, framing and drywall are dry.
  5. Cleaning and disinfectionSurfaces reached by sound water or runoff are cleaned and treated, with air filtration running during the work.
  6. DocumentationPhotos, moisture logs and a written scope are assembled for you, your association if there is one, and your insurer.
  7. RebuildDrywall, trim, cabinets, flooring and paint are put back to match the rest of the house or unit.
  8. Final verificationA closing moisture check and walkthrough confirm the home is dry and the work is complete.

What to Do Before We Arrive

These first-hour steps are safe for most homeowners and condo residents and will limit how far the water spreads.

  1. Shut off the sourceFor a plumbing leak, close the fixture valve or the main. In a condo, notify management so the building supply can be isolated if needed.
  2. Keep away from water near electricalDo not walk into a flooded garage or room if outlets, appliances or the panel could be in the water. Cut power to that area only if the panel is dry and you can reach it without crossing water.
  3. Assume sound and river water is contaminatedKeep children and pets out, do not clean it by hand, and do not run fans across it.
  4. Raise belongingsMove rugs, electronics and paper off the floor and put foil or blocks under furniture that stays.
  5. Photograph firstRecord the source, the waterline and each affected room before moving anything.
  6. Run the air conditioning if the power is onDry, cooled air buys time against mold; opening up to the humid sound-side air does the opposite.
  7. Call Water Damage FloridaDial (888) 435-4769 with the source, how long it has been wet and whether the home is on the peninsula or the beach.

Navarre Water Damage FAQs

Do you serve both mainland Navarre and Navarre Beach?

Yes. Our crews cover the subdivisions on the Fairpoint Peninsula and the condominiums and beach houses on Santa Rosa Island, and we plan equipment and access for each.

My home is on the north side near the river, not the sound. Am I at risk during a storm?

You can be. During Sally the surge blocked the drainage of the Yellow and Blackwater rivers, and they flooded while heavy rain fell. Homes near rivers and creeks on the north side of the peninsula took water from that direction.

Is surge from Santa Rosa Sound treated differently than a clean leak?

It is. Sound water is salty and contaminated, so porous materials it reached are removed, hard surfaces are disinfected and any fixtures or wiring it touched are inspected. When a clean plumbing leak is caught early, most of the material can usually stay and be dried where it is.

I manage vacation rentals on Navarre Beach. Can you work between bookings?

We do that regularly. We coordinate access with you and the association, document each unit separately and keep you informed remotely so you can manage the calendar.

We are a military family and may transfer before the job is done. How does that work?

We keep the photographs, moisture logs and scope complete and current so you can make decisions and communicate with your insurer from wherever you are, and we coordinate access with whoever you designate.

Which nearby communities do you cover?

Our crews serve Gulf Breeze, Milton, Mary Esther, Pensacola Beach, Tiger Point and Harold, as well as Pensacola, Fort Walton Beach, Destin and Crestview, and the rest of Florida through our statewide service areas.
