Before drainage began in the early twentieth century, the land that is now Plantation was Everglades wetland routinely covered by a few feet of water, and a failed rice-plantation venture gave the city its name. Today it is a mature, tree-lined residential city immediately west of Fort Lauderdale, with mostly mid-twentieth-century and later single-family subdivisions, an office corridor along the interstate, and the Plantation Acres rural district of larger lots on its west side. Water Damage Florida provides water damage restoration in Plantation 24 hours a day, from a single wet closet to a home flooded by a stalled storm.

Plantation's early history is a lesson in water. A 1947 season of months of rain and two hurricanes, dike failures in the 1948 hurricanes, and a halt to home sales until a large pumping station was built are all part of the city's own record. Drainage still depends on the North New River, South New River, Holloway and East Holloway canals and their pump stations, and in the April 2023 extreme rainfall event the city recorded well over a foot of rain. Emergency Water Damage Response in Plantation

Emergency calls from Plantation split between what the city's plumbing does and what its sky does. Inside the home, it is a water heater in a garage, a supply line under a sink, an upstairs bathroom in a two-story Jacaranda home that soaked the ceiling below, or a slab leak in a mid-century house that surfaced as a warm, damp hallway floor. Outside, it is a stalled downpour that overwhelmed a swale and sent water through a garage, a canal in Plantation Acres that rose across a large lot, or a roof that gave up in a summer storm.

Our first visit is about containment. We extract standing water, pull wet carpet and pad, remove baseboards so wall cavities can breathe, open ceilings that are holding water, and set air movers and dehumidifiers before leaving. We photograph and take readings from the moment we walk in, so the claim file starts with facts. When a rain event affects a whole street, we stage equipment to work several homes in sequence. More on that first visit is on our emergency water damage page.

Restoring a Mature, Tree-Lined City

Plantation's housing is mostly single-family subdivisions from the mid-twentieth century onward, which means block construction, tile, terrazzo or wood-look flooring over slab, drywall or plaster on block, and in the later subdivisions two stories with finished ceilings below upstairs bathrooms. Plantation Acres adds large lots where water can stand against a house for days after a storm. Mature trees are part of the city's character, and they also mean roof debris, clogged gutters and, in a hurricane, limbs through roofs.

The restoration method holds across all of it. After extraction we map moisture with meters and thermal imaging, remove what cannot dry, close the space and run dehumidifiers and air movers with readings logged daily until each material meets its dry standard. Where the water was contaminated we clean and treat before anything is rebuilt. Terrazzo and tile over slab often survive when we arrive early; laminate, carpet pad and particleboard cabinets usually do not. The water damage restoration service page describes everything the work includes.

Flash Flooding, Canals and the Lesson of 1947

Plantation exists because pumps and canals hold back water that once covered the land, and the city advises residents in low-lying areas or near canals to prepare for flash flooding. The 1947 and 1948 seasons showed what happens when the system fails: months of rain, two hurricanes, dike failures and flooding serious enough to halt home sales until a large pumping station was built. The April 2023 event was the modern version, with well over a foot of rain on the city and flooding across eastern Broward. Between such events, ordinary summer downpours can still fill swales and streets faster than the canals can move the water.

Water that came in from a street, a swale or a canal is contaminated. Flood cleanup here means pulling out carpet, pad, the lowest course of drywall and any cabinets that sat in the water, cleaning and treating the slab and block, and keeping air filtration running until the structure is dry. Stay out of standing water in a garage or room with outlets or appliances, and do not aim fans at it. Our flood restoration page and the first 24 hours after a flood guide explain what to expect.

Repair Once the Structure Is Dry

Repair starts when the moisture logs confirm the home has reached its dry target. After a flooded garage or entry, that means the lowest drywall and baseboard, cabinets and flooring in the affected rooms, then paint. After an upstairs leak, it is the ceiling and wall below plus whatever the water reached on the second floor. After a roof breach in a storm, it is ceiling drywall and insulation, the upper wall and any flooring that took the drip, timed so the interior rebuild does not go in before the roof is sound.

We write the repair scope from the mitigation record, so what the water damaged and what was already there stay clearly separated in your adjuster's file. Hurricane Wilma caused significant damage and prolonged outages in Plantation in 2005, and a post-storm survey found most homes and businesses affected; for losses like that, we keep the roof claim and the water claim documented so each can stand on its own.

Mold Removal in Plantation Homes

In a city of mature subdivisions, mold most often follows a slow leak that was never dramatic: a slab leak under a hallway, a shower pan that failed years ago, a refrigerator line dripping behind a cabinet, or an upstairs bathroom that was dried from the top while the ceiling cavity below stayed wet. It also follows storm intrusion that was patched on the roof but never dried in the attic. Typical sites are the base of walls, the back of kitchen and bathroom cabinets, air handler closets and ceiling cavities.

Our mold removal runs in a fixed order: correct the moisture source, contain the area with plastic and negative air, remove affected drywall, insulation and cabinetry, HEPA-vacuum and clean the remaining surfaces, and dry the space completely before rebuild. We never treat a coat of paint as a fix. The mold remediation page explains the statewide process, and our guide to hidden mold after water damage covers the cavities and closets where it hides in slab-built and two-story homes.

Where Plantation's Water Damage Comes From

A former wetland kept dry by canals and pumps, mid-century and later subdivisions, a rural district of large lots and a heavy tree canopy produce a recognizable list of water losses in Plantation:

  • Flash flooding in low-lying areas and near canals when rain outpaces the pump stations
  • Street and swale water entering garages and low doorways during stalled downpours
  • Slab leaks and aging supply lines in mid-century subdivision homes
  • Upstairs bathroom and laundry leaks soaking the ceiling below in two-story homes
  • Tree limbs and wind damage opening roofs to rain during hurricanes
  • Clogged gutters and roof drains under heavy tree cover backing water under shingles and tiles
  • Water heater and washing machine hose failures in garages and utility rooms
  • Air conditioning condensate line clogs and drain pan overflows
  • Long-standing water against homes on large Plantation Acres lots after a storm

The Sequence Behind Every Job

Containment and air filtration set up for mold removal in a Plantation home after a slow leak

Whether the water came from a canal, a roof or a pipe, every Plantation project follows the same eight stages, and nothing is closed up until the readings say dry.

  1. Inspection and moisture mappingWe find the source, classify the water, and trace how far it traveled through slab, walls, ceilings and cabinets with meters and thermal imaging.
  2. ExtractionPumps take the standing water out of garages and low rooms; extractors pull the rest from carpet, pad and flooring.
  3. Removal of what cannot be savedSaturated drywall, insulation, carpet, pad, laminate and swollen cabinetry are cut out and bagged so the block and framing can dry.
  4. Drying and dehumidificationDehumidifiers and air movers run in a closed home, with ceiling cavities opened where needed and readings logged daily until each material reaches its dry standard.
  5. Cleaning and treatmentSlabs, block and hard surfaces that contacted canal, street or drain water are cleaned and treated while HEPA filtration runs.
  6. DocumentationPhotos, daily readings, equipment logs and a written scope go into a file for you and your carrier, with storm and plumbing damage kept separate.
  7. RebuildDrywall, insulation, baseboards, cabinets, flooring and paint are restored to match the rest of the home.
  8. Final verificationA final set of readings and a walkthrough with you confirm the home is dry and finished.

Safe First Steps for Homeowners

You can reduce the damage in the first hour without putting yourself at risk. Follow this list and leave the rest to us.

  1. Stop the flow at its sourceClose the fixture or appliance valve, or the main where the line enters the house. For an upstairs leak, this is the best thing you can do for the ceiling below.
  2. Keep away from wet electrical equipmentDo not walk through water that may reach outlets, cords, the water heater or the air handler, and never touch a wet panel. Switch breakers only from a dry panel you can reach on dry floor.
  3. Do not fan-dry canal or street waterWater that came in from outside is contaminated, and fans spread it. Leave it for us.
  4. Clear the area under a wet ceilingMove belongings out from beneath a sagging or dripping ceiling and set a bucket under the drip. Do not open the ceiling yourself.
  5. Lift what you canGet rugs, electronics, boxes and the contents of low closets and cabinets off wet floors.
  6. Document before cleanupPhotograph the source, the water line and each affected room before anything is discarded.
  7. Call Water Damage FloridaReach us at (888) 435-4769 with the source, the rooms and floors involved and how long it has been wet.

Plantation Water Damage FAQs

The city says to prepare for flash flooding near canals. What does that mean for my home?

It means water can rise quickly in low areas and along the canals when rain outpaces the pump stations, and a home with a low threshold or a street-facing garage can take on water before the storm has passed. If it does, treat it as contaminated and call; the cleanup is removal, cleaning, drying and verification.

My Plantation Acres lot held water for days after a storm. Should the house be checked?

Yes. Water standing against exterior walls for that long can wick into the slab edge and the lowest drywall without ever pooling inside. A moisture survey tells you whether anything needs drying, and it is far less costly than finding mold at the base of a wall later.

Can you dry a mid-century home without removing the terrazzo or tile?

Usually, if we arrive early and the water was clean. The concern is moisture trapped beneath and around the floor, which we draw out with directed airflow and dehumidification. Carpet pad, laminate and particleboard cabinets are far less forgiving.

A branch came through the roof in a storm and the ceiling is wet. What is the order of work?

Protect the opening, dry the interior, then rebuild. We remove saturated ceiling drywall and insulation, dry the framing and cavity, and hold the interior rebuild until the roof is sound. We document both the roof damage and the water path so each claim has what it needs.

How was Plantation affected in the April 2023 rainfall?

The city recorded well over a foot of rain in that event, which flooded eastern Broward. Rain flooding of that scale saturates everything at floor level, so the work is removal of wet materials, thorough drying and rebuild, verified with readings before walls are closed.

Do you also serve Sunrise, Lauderhill and Davie?

Yes. The same crews cover Sunrise, Lauderhill, Lauderdale Lakes, Tamarac, Davie and Fort Lauderdale, and we serve the whole state through our service areas.
