Restoration workers removing surge water from a bayfront home in Englewood after a storm

Englewood is an unincorporated Gulf Coast community that straddles the Sarasota and Charlotte county line, set on the mainland shore of Lemon Bay with the barrier island of Manasota Key between it and the Gulf of Mexico. It is low-lying, largely residential and retirement-oriented, with a small historic shopping district along Dearborn Street, and it marks the southern end of the Sarasota-area metro. Lemon Bay is an estuary that opens to the Gulf through Stump Pass at the south end of the key, which exposes the community to Gulf storm surge and bay-side flooding at the same time. Hurricane Ian passed directly over the region in 2022 and hit Englewood badly, with all of its mobile home communities taking heavy wind damage, and 2024 brought heavy rain from Hurricane Helene followed less than two weeks later by Hurricane Milton's surge, which flooded and destroyed homes. Water Damage Florida provides 24/7 water damage restoration on both sides of the county line.

We work in the Dearborn Street and Old Englewood Village district, at Englewood Beach on Manasota Key, in East Englewood and in the mobile home and retirement communities throughout the area. Call (888) 435-4769 whenever water gets in.

Emergency Water Damage Response in Englewood

Englewood's emergencies come from the bay, the Gulf and the sky in roughly equal measure. Bayfront homes take surge pushed up Lemon Bay; beach houses on Manasota Key take it from the Gulf side; inland homes in East Englewood take rain that has nowhere to drain on low ground. The mobile home communities that Ian damaged so heavily are vulnerable to wind-driven rain through roofs and seams even in lesser storms. And in a community where many owners are seasonal, ordinary plumbing failures can run for weeks unnoticed.

We arrive with pumps and extractors for a flooded ground floor, the equipment to handle sand and salt water, and air movers, dehumidifiers and moisture meters so drying begins on the first visit. Manufactured homes get a crew that knows their floor and wall systems. Photographs and readings are logged from the first hour for your claim. Our emergency water damage page describes that first visit.

Restoration for Bayfront Homes, Beach Houses and Mobile Home Parks

Englewood's housing is mostly owner-occupied with a notable seasonal component, and it includes numerous mobile home communities alongside site-built homes on the mainland and on the key. That mix matters for restoration. A block home on a slab dries predictably once the wet drywall is out. A raised beach house has a lower enclosure and a wood floor system that need attention from below as well as above. A manufactured home has a floor deck, underbelly insulation and wall panels that hold water and often need replacement rather than drying.

We plan each job around the structure, mapping the loss with moisture meters and thermal imaging, removing what cannot be dried and drying the rest in place with commercial dehumidifiers and air movers until readings are normal. For seasonal owners we coordinate access through a neighbor, a park manager or a relative and report remotely. Each phase is described on our statewide water damage restoration service page.

Surge and Flood Cleanup Along Lemon Bay

Three storms in three years have shaped the community. Ian in 2022 passed directly over the region and produced the storm's highest rainfall total in nearby Grove City, contributing to record freshwater river flooding across the Charlotte-Sarasota area, while its wind battered every mobile home community in Englewood. In 2024 Helene brought heavy rain, and Milton's surge less than two weeks later flooded and destroyed homes and caused extensive damage. The surrounding low coastal communities of Grove City, Cape Haze and Placida share the same exposure.

Surge from the Gulf or the bay is salt water carrying sand, sewage and debris, and flood cleanup treats it as contaminated. Sand and debris are cleared, submerged drywall, insulation, cabinet bases, doors and flooring are removed, the slab and framing are cleaned and disinfected, and air scrubbers run while the shell dries. If water is still in the house, stay out of it, avoid any wet electrical equipment, and call. Our flood restoration service page covers larger losses, and the first 24 hours after a flood guide covers immediate priorities.

Water Damage Repair on the Mainland and the Key

Repair after surge in a bayfront or beach home usually means new drywall from the water line down, new baseboards and doors, replacement cabinet bases and flooring, and rebuilt lower enclosures on raised houses. After wind damage the interior work waits until the roof is sealed. In manufactured homes the repair may involve floor decking, wall panels and underbelly insulation, and we say early whether the scope points to repair or replacement.

We write the repair scope from the mitigation record so it matches what your adjuster has seen, and wind, surge and pre-existing damage are each recorded on their own. Because Englewood spans two counties, permitting and flood-zone questions depend on which side of the line the home sits, and we flag them early so the rebuild is planned with the right office.

Mold Removal After Water Damage

Salt air, humidity and homes that sit empty for months give mold every chance in Englewood. We find it in bayfront homes that were mucked out after Milton but never dried behind the walls, in the wall cavities of mobile homes that took rain through roof seams, in enclosed lanais with leaking sills, in air handler closets, and in seasonal homes where a slow leak ran all summer.

Our mold removal process starts by correcting the moisture source, then contains the area, removes and bags affected porous materials, HEPA-vacuums and cleans the remaining surfaces, and verifies with readings that the cavity is dry before it is closed. Fogging or painting over growth is not a repair. There is more on our mold remediation page and in our guide to hidden mold after water damage.

What Causes Water Damage in Englewood

A low bayfront community with a barrier island, many mobile homes and a seasonal population sees these losses most often:

  • Gulf storm surge onto Manasota Key and through Stump Pass into Lemon Bay, as in Milton
  • Bay-side flooding of low mainland streets and bayfront lots
  • Wind damage to mobile home roofs and seams letting rain in, as in Ian
  • Heavy tropical rainfall pooling on flat, low ground in East Englewood
  • Slow plumbing leaks in seasonal homes that run for weeks unnoticed
  • Water heater and supply line failures in older single-story homes
  • Air conditioning condensate overflows in closet air handlers
  • Wind-driven rain through sliders and enclosed lanais on the key and the bayfront

The Restoration Process We Follow

Technician drying the interior of a storm-damaged manufactured home in Englewood

From a surge-flooded beach house on the key to a leaking water heater in an East Englewood ranch, every loss moves through the same eight documented steps.

  1. Inspection and moisture mappingWe confirm the source, classify the water and map every wet material with meters and thermal imaging, including the lower enclosures of raised homes and the floor systems of manufactured homes.
  2. Extraction and debris removalStanding water is pumped and extracted, and sand and seagrass carried in by surge are cleared with it.
  3. Removal of unsalvageable materialsDrywall, insulation, cabinet bases, doors and flooring that sat in salt water are cut out and bagged, along with any other material contaminated water reached.
  4. Structural dryingCommercial dehumidifiers and air movers run inside the closed home with readings logged daily until the slab, framing and wall systems are dry.
  5. Cleaning and disinfectingSurfaces touched by surge or gray water are cleaned and treated, and HEPA air scrubbers run during the work.
  6. DocumentationPhotographs, the moisture log and a written scope are compiled for your carrier, with flood and wind damage recorded separately.
  7. RepairDrywall, trim, cabinets, flooring and paint are restored, and manufactured home floor and wall systems are rebuilt where needed.
  8. Final checkA closing round of readings and a walkthrough confirm the home is dry and the work is finished.

What to Do Before We Arrive

These steps are safe for most residents and will limit the damage. If any is physically difficult, leave it for the crew.

  1. Shut off an indoor sourceClose the fixture valve or the main at the house. Turn off the supply and breaker to a leaking water heater.
  2. Keep clear of wet electrical equipmentTurn off breakers to wet rooms only if the panel is dry and reachable on dry ground. In a mobile home, do not touch the exterior panel if it is wet.
  3. Stay out of surge waterBay and Gulf flood water carries sewage, fuel and sharp debris. Keep people and pets out of it.
  4. Do not run a flooded air handlerHave a submerged unit inspected before it runs. If it stayed dry, keep the system on for humidity control.
  5. Move what you can safelyTake papers, medications and small electronics to a dry room. Leave heavy furniture and wet carpet for the crew.
  6. Photograph the lossRecord the water line, the source and every affected room before any cleanup, and note the date and time.
  7. Call Water Damage FloridaReach us at (888) 435-4769 and tell us whether the water came from the bay, the Gulf, the roof or the plumbing, and whether the home is site-built or manufactured.

After a hurricane, our hurricane water damage recovery guide covers the weeks that follow.

Englewood Water Damage FAQs

Our mobile home took rain through the roof during a storm. Can it be dried?

Sometimes. Wet ceiling panels and insulation come out, and the wall cavities and floor deck are metered. If the floor decking and underbelly insulation are soaked they are usually replaced. We tell you early whether repair or replacement makes more sense.

We are on the Charlotte County side of Englewood. Does that change anything?

Not for the restoration work itself. It matters for permitting and flood-zone questions during repair, and we make sure the rebuild is planned with the right county office.

Milton's surge came through our bayfront home. What comes out and what stays?

Porous materials that sat in salt water come out: drywall and insulation from the water line down, cabinet bases, doors, carpet and most laminate flooring. Tile, concrete and framing can usually be cleaned and dried. We mark the line and walk you through it before demolition.

We spend summers up north. How do you handle a loss while we are away?

We coordinate access through a neighbor, park manager or relative, send you photographs and readings as the work progresses, and handle the documentation with your carrier remotely.

Is a raised beach house on Manasota Key easier to restore after surge?

The living space is often spared, but the lower enclosure, stairs, utilities and the underside of the floor system take the water. We meter and dry from below as well as above and rebuild the enclosure once the framing is dry.

How long does drying take after surge?

Longer than a plumbing loss, because more material is removed and salt-soaked slab and framing dry slowly. Equipment comes out when daily readings show the structure is dry, not on a fixed schedule.
