Venice is a small Gulf-front city in southern Sarasota County, south of Sarasota and north of Englewood and North Port. Its historic core sits on what residents call Venice Island, a piece of ground cut off from the mainland by the dredged Intracoastal Waterway and reached by bridges, only a few feet above sea level between the Gulf and the waterway, with Roberts Bay on its north side. Newer sections of the city extend east onto the mainland. Hurricane Helene sent several feet of storm surge through the city in September 2024, and less than two weeks later Hurricane Milton came ashore just to the north near Siesta Key, placing Venice near the center of its worst surge and wind: the National Weather Service measured a peak water level of more than five feet above normal high tide at Venice and estimated coastal inundation of five to ten feet in parts of the county. On Venice Island the emergency is usually the Gulf or the waterway: surge through ground floors, garages and enclosed lanais, and water rising from Roberts Bay into low streets. On the mainland it is more often wind-driven rain through a damaged roof or a slider, or one of the plumbing failures that come with a large stock of single-story retirement homes and condominiums: a water heater in a utility closet, a washing machine hose, an air conditioning condensate line that clogs during the humid months. Because nearly a third of the city's housing is seasonal or vacant, some of these losses run for weeks before anyone is home to find them.
We arrive with pumps and extractors for a flooded ground floor and with air movers, dehumidifiers and moisture meters so drying begins on the first visit. Venice's housing is largely single-story retirement homes, condominiums and 55-plus communities, with the planned historic core on the island built in 1920s Mediterranean Revival style. Those older homes have stucco walls, barrel tile roofs and original plaster and wood details worth saving. The mainland villas and condos are simpler: block walls, slab floors, drywall and tile, with lanais that were often enclosed later and admit water at the sills.

The loss is mapped with moisture meters and thermal imaging, materials that cannot be dried are removed, and the rest is dried in place with commercial dehumidifiers and air movers until readings return to normal. Two surge events in less than two weeks is the recent history here. Helene's several feet of surge in September 2024 came first, and Milton's landfall just to the north placed Venice near the center of its worst surge and wind, with the gauge at Venice reading more than five feet above normal high tide. Damage was widespread across the city, and the city government kept dedicated hurricane update and building-department recovery pages running afterward. Many island homes were still wet from the first storm when the second arrived.
Surge is salt water carrying sand, sewage and debris, and flood cleanup treats it as contaminated. Submerged drywall, insulation, cabinet bases, doors and flooring are removed; the slab, block and framing are cleaned and disinfected; air scrubbers run while the shell dries; and salt residue is cleaned from hard surfaces before anything is rebuilt. Repair on the island after surge usually means new drywall from the water line down, new baseboards and doors, replacement cabinet bases and flooring, and rebuilt lanai enclosures. In the historic core we match the Mediterranean Revival details, saving original plaster, tile and wood trim where the drying began early enough. On the mainland the work after Milton was often ceiling and wall repair beneath a wind-damaged roof, scheduled once the roof is permanently sealed.
The repair scope is written from the mitigation record so it aligns with what your adjuster has reviewed, and storm damage is documented separately from pre-existing conditions. Homes that took surge twice in one season may face elevation and flood-zone permitting questions with the city's building department, and we raise those early so the rebuild plan accounts for them.
Gulf humidity, a large seasonal population and two back-to-back surge events make mold a common second problem here. We find it in island homes that were emptied and mopped but never dried behind the walls, in enclosed lanais where the sills leak, in condo units where a leak sat unnoticed through a season away, behind bathroom tile in older homes, and in air handler closets.

Not entirely. Materials removed after the first storm do not need removing twice, but everything that was drying must be re-inspected and re-metered, and any new material that was submerged comes out. We rebuild the drying plan from fresh readings rather than assuming.
Often, if the drying starts early and the water was not contaminated. Plaster tolerates careful drying better than drywall, and tile over a solid base can be cleaned. Surge-soaked materials are harder, and we will tell you what the readings show.
