North Port is the largest city by land area in Sarasota County, spread across the county's southeastern corner between Venice to the west and Port Charlotte across the Charlotte County line to the south. General Development Corporation platted it in the 1950s as a grid of residential lots on low, flat ground drained by the Myakkahatchee Creek and bordered by the Myakka River, and the city later grew by annexing Warm Mineral Springs and adding the large Wellen Park master-planned community on its west side. Because it sits near the Myakka River basin, water draining from upstream can keep rising for days after a storm has passed. Hurricane Ian proved it in September 2022, when streets in North Port Estates beside Myakkahatchee Creek Environmental Park stood under roughly four feet of water, hundreds of residents were rescued by boat and National Guard vehicles, the I-75 exit ramp went under, and the Holiday Park mobile home community was nearly destroyed. Water Damage Florida provides 24/7 water damage restoration across the city.
We serve Wellen Park, Warm Mineral Springs, North Port Estates, Holiday Park, Sabal Trace, Bobcat Trail, Talon Bay, Heron Creek, Cypress Falls at the Woodlands, Jockey Club and the GDC-lot neighborhoods across the city. Call (888) 435-4769 at any hour.
North Port's emergencies are shaped by its drainage. When a storm passes, the creek and the river basin keep rising, so a home that was dry the day of the storm can flood two days later; we plan for that and keep crews moving as the water moves. Between storms the calls are what you would expect in a city of single-family homes built from the 1970s through the 2000s housing boom: water heaters in garages, supply lines, condensate overflows and the occasional roof leak. Newer two-story homes in Wellen Park add the upstairs-bathroom leak that runs through the ceiling below, and the mobile home communities have their own vulnerabilities to wind and rain.
Our crews come with pumps and extractors for a flooded ground floor and with air movers, dehumidifiers and moisture meters so drying begins on the first visit. Every photograph and meter reading goes into the file for your claim from the first hour. You can read more about that first response on our emergency water damage page.
Most of North Port is single-family homes on individually platted General Development lots, built in waves from the 1970s through the 2000s boom, with newer master-planned subdivisions in Wellen Park and several mobile home communities such as Holiday Park. The block-and-slab homes on the GDC grid dry predictably once the wet drywall and flooring are dealt with. Wellen Park's newer homes add engineered flooring, tighter envelopes and second floors. Mobile homes present their own challenges: floor systems, underbelly insulation and wall panels that hold water and are often replaced rather than dried.
We build the plan around the structure. The loss is mapped with moisture meters and thermal imaging, the materials that cannot be dried are removed, and the rest is dried in place with commercial dehumidifiers and air movers until readings are normal. Every phase is laid out on our statewide water damage restoration service page.
Ian is the flood North Port measures everything against. The excessive flooding it caused across the city in 2022 came from the creek and the river basin rather than the Gulf: North Port Estates stood under roughly four feet of water, hundreds were stranded and rescued, and Holiday Park was nearly destroyed. The city has since worked on clearing Myakkahatchee Creek and hardening its drainage networks to reduce future flooding. Then 2024 brought Helene's surge, recorded at the mouth of the Myakka River nearby, and Milton's isolated rainfall maximum for Sarasota County of about ten inches, which fell near North Port.
Creek and river flood water carries mud, sewage and debris, and it sits for days, so flood cleanup is thorough: submerged drywall, insulation, cabinet bases and flooring are removed, mud is cleared from the slab, the block and framing are cleaned and disinfected, and air scrubbers run while the shell dries. Keep out of standing water that may have reached outlets or appliances, and call us instead. Larger losses are described on our flood restoration service page, and the first 24 hours after a flood guide lays out the immediate priorities.
Once drying is verified, repair in a flooded GDC-era home typically means new drywall from the water line down, new baseboards and doors, replacement cabinet bases and flooring, and paint. In a Wellen Park home after a plumbing loss it is often a ceiling patch, trim and paint, with builder finishes matched so the repair blends in. In mobile homes the repair may involve floor decking, wall panels and underbelly insulation, and we will tell you early if the scope points toward replacement rather than repair.
The repair scope is written from the mitigation record so it aligns with what your adjuster has already seen, and flood damage is documented separately from pre-existing conditions. For homes near the creek that have flooded, we raise any elevation or flood-zone permitting questions early so the rebuild can account for them.
Flood water that lingers for days, as it did after Ian, is the surest way to grow mold, and homes that were mucked out but never dried behind the walls are where we find it most. Elsewhere it shows up in garage-side closets after a water heater failure, in air handler closets, under laminate that was mopped but never dried through, and in the wall cavities of mobile homes after wind-driven rain.
Our mold removal process fixes the moisture source first, then contains the area, removes and bags affected porous materials, HEPA-vacuums and cleans the surfaces that remain, and confirms with readings that the cavity is dry before closing it. Fogging or painting over growth does not solve it. Our mold remediation page explains the process, and our guide to hidden mold after water damage covers where to look.
Flat ground in a river basin, a housing stock built across several waves of growth, and heavy tropical rain produce these losses most often:

Whether the water rose out of the creek in North Port Estates or out of a water heater in Heron Creek, the job follows the same documented sequence.
We respond throughout the City of North Port, from Warm Mineral Springs and the GDC grid to Wellen Park on the west side, and to the surrounding communities across the Sarasota and Charlotte county line.
Our North Port crews also cover the neighboring cities and communities in both counties. Many have their own pages:
These actions are safe for most homeowners and will limit the damage until our crew arrives.
When the loss follows a hurricane, our hurricane water damage recovery guide explains what the weeks after mitigation look like.
Yes. North Port sits near the Myakka River basin, and water draining from upstream can keep rising for days after a storm passes. Move vehicles and belongings early and call us as soon as water reaches the house.
It depends on how far the water reached. Wet floor decking, underbelly insulation and wall panels are usually replaced rather than dried. We inspect the structure and tell you early whether repair makes sense or whether the scope points toward replacement.
Rain-driven drainage overflow, roof leaks in a storm, and the everyday plumbing losses of a newer two-story home: upstairs bathroom and laundry leaks, water heaters and condensate lines.
Yes. The mud is cleared first, then the slab and lower block are cleaned and disinfected before drying equipment goes in. Mud left behind holds moisture and contamination against the structure.
Longer than a plumbing loss. Water that sat for days soaks the block and slab deeply, and more material comes out. We remove equipment when daily readings show the structure is dry, not on a set schedule.
Yes. We respond across all of North Port, from Warm Mineral Springs to Wellen Park, and to the neighboring communities in Sarasota and Charlotte counties.
