Technician running a water extractor on the tile floor of a flooded Ocoee home

Ocoee is a west Orange County suburb that grew up around Starke Lake and borders the southeastern edge of Lake Apopka. It sits on comparatively high, rolling ground for Florida, which is an advantage most of the year, and it turned from a citrus town into a fast-growing bedroom community once highways tied it to Orlando and the theme parks. Most of its housing is late-twentieth-century and newer single-family subdivisions, with an older core of homes around Starke Lake and the Ocoee Street historic district.

High ground does not mean dry ground. Ocoee is dotted with lakes, its summer rainy season brings heavy thunderstorm rain, and the runoff that leaves the hills has to go somewhere. Water Damage Florida provides 24/7 emergency water damage restoration across Ocoee, from a supply-line failure in a Westyn Bay two-story to storm water in a lakeside garage. Call (888) 435-4769 and describe what you see.

Emergency Water Removal in Ocoee

Ocoee's urgent calls are mostly the household kind. In a two-story subdivision home a water heater in an upstairs closet, a washing machine hose or a toilet supply line lets go, and the ceiling below is sagging by the time anyone notices. In the older homes around Starke Lake and along Ocoee Street it is more often a roof leak during a summer thunderstorm or a slow pipe failure that finally shows itself as a soft floor. And during a tropical system, wind-driven rain gets in through windows, sliding doors and lanai enclosures on the side of the house that faces the weather.

Our crews arrive with extractors, pumps, air movers and dehumidifiers and start drying on the first visit. Ceilings below an upstairs loss are opened and dried before they fall; carpet and pad are extracted or pulled depending on the water; and moisture readings and photographs are taken on arrival so the insurance record begins with the actual condition of the home.

Restoration for Subdivision and Lakeside Homes

Restoration runs from the wet emergency to the finished room. After extraction we meter every wall, floor, ceiling and cabinet run the water could have reached, and we use thermal imaging to find water that has traveled inside a wall or across a slab. Then we decide material by material what dries in place and what comes out. In Ocoee's subdivisions that usually means paper-faced drywall, laminate and carpet over slab, base cabinets with saturated toe-kicks, and, in two-story homes, the ceiling and floor system between levels.

Drying is done with the home closed and the air conditioning running, using dehumidifiers matched to the volume of the space and air movers aimed into cavities, up into opened ceilings and under flooring edges. Daily readings are logged until each material is back to its dry standard. Only then do cleaning, any antimicrobial treatment and the rebuild begin. The full sequence is laid out on our water damage restoration service page.

Storm and Flood Cleanup on Rolling Ground

Ocoee's flooding is more local than the lake-driven disasters elsewhere in Central Florida, but it is real. Heavy rain in October 2025 washed out East Crown Point Road between Ocoee and Winter Garden by damaging the stormwater pipes under the roadway, repeating a similar failure after Hurricane Milton in 2024. When stormwater infrastructure fails on rolling terrain, water that was supposed to be carried away pools against the lowest homes and garages instead. Orange County as a whole recorded extremely heavy rain and widespread lake overflow during Hurricane Ian in 2022, and Ocoee's lakes, Starke, Prairie, Olympia, Meadow and Spring among them, are where that water collects.

Runoff and lake water are contaminated, so flood cleanup means removing the porous materials the water touched rather than drying them, cleaning and disinfecting the hard surfaces that remain, and running HEPA filtration through the work. Homes on the low side of a subdivision, lakefront properties and garages on the downhill end of a street get the closest inspection. If water is in your garage or home now, keep out of it and call; we can tell you what is safe to do while the crew is on the way.

Water Damage Repair in Ocoee

Repair waits for the moisture logs to confirm the structure is dry. In Ocoee that typically means rebuilding the ceiling below an upstairs loss, replacing cut drywall and baseboard, reinstalling or replacing flooring, rehanging cabinets and repainting. In two-story homes we pay particular attention to the floor system between levels, which holds water long after the carpet above feels dry.

In the older homes around Starke Lake and in the Ocoee Street historic district we take care with original trim, floors and plaster where they exist; in the subdivisions built in the last few years the goal is a repair that matches the builder's finishes. Throughout, the repair scope stays tied to the mitigation photographs and moisture maps so your adjuster sees exactly what the water reached and what was done about it.

Mold Cleanup in Two-Story and Single-Story Homes

In Ocoee's humid climate, any moisture left inside a wall, ceiling or floor can support visible growth within days. In two-story homes the usual hiding place is the ceiling cavity below a bathroom or laundry room, which stays wet long after the surface looks fine. In single-story homes it is the drywall behind tub surrounds, the back of base cabinets after a slow dishwasher or icemaker leak, and the closet next to an air handler with a clogged condensate line.

Our mold cleanup corrects the moisture source first, contains the area with sheeting and negative air, removes and bags affected porous materials, HEPA-vacuums and cleans the surfaces that remain, and confirms the space is dry before it is closed up. Spraying over growth is not a repair. Our mold remediation page explains the method, and this guide to hidden mold lists where it tends to form.

What Sends Water Into Ocoee Homes

A bedroom community of mostly late-twentieth-century and newer subdivisions on rolling, lake-dotted ground produces a predictable set of losses. The sources we see most often are:

  • Upstairs water heater, washing machine and supply-line failures in two-story homes, with the damage showing up in the ceiling below
  • Stormwater infrastructure failures during extreme rain, like the pipe washouts under East Crown Point Road after Hurricane Milton and again in October 2025
  • Summer thunderstorm rain finding roof, flashing and skylight leaks
  • Lake and runoff water collecting against the lowest homes and garages near Starke Lake, Prairie Lake, Lake Olympia and other lakes
  • Attic air handlers whose condensate drains clog and overflow onto the ceiling below
  • Rain driven through windows, sliding doors and lanai screens on the weather side of the house during tropical systems
  • Slab leaks and aging plumbing in the older homes around Starke Lake and Ocoee Street
  • Refrigerator icemaker lines and dishwasher leaks that run unnoticed under kitchen cabinets

How We Handle an Ocoee Water Loss

Air movers and a dehumidifier drying an Ocoee bedroom after a ceiling leak

Every job moves through the same eight stages in order. The verification steps are the reason the rebuilt room stays dry.

  1. Inspect and mapWe confirm the source, classify the water, and meter every material it could have reached, including the ceiling and floor system below an upstairs loss.
  2. ExtractPumps and extractors remove standing water from floors, carpet and pad, garages and lanais.
  3. Remove what cannot be driedCeiling drywall that held water, saturated wall board, wet insulation, swollen trim and lifted flooring are cut out and bagged.
  4. Dry and dehumidifyAir movers and dehumidifiers run in the closed home, aimed up into opened ceilings as well as along walls, with daily readings until each material is dry.
  5. Clean and sanitizeSurfaces that runoff or gray water reached are cleaned and disinfected while HEPA air filtration runs.
  6. DocumentYou and your insurance carrier receive the photographs, daily moisture logs and a written scope of the work.
  7. RepairCeilings, drywall, trim, flooring, cabinets and paint are restored so the room matches the rest of the home.
  8. Final checkA last round of moisture readings and a walkthrough confirm the home is dry and ready to use.

While You Wait for the Crew

A few careful steps in the first hour limit the damage and protect your claim. Leave anything involving water and electricity to us.

  1. Close the water offShut the fixture valve or the main, which in most Ocoee subdivisions is near the front hose bib or the meter box by the street.
  2. Do not walk under a sagging ceilingA ceiling holding water can come down at once. Keep everyone out of that room and let us open it in a controlled way.
  3. Keep clear of water near outlets or the panelNever enter a flooded room where cords, outlets or the panel may be wet. Only switch off power from a panel that is dry and reachable on a dry floor.
  4. Move belongings out of the wet areaCarry electronics, documents and rugs to a dry room and raise furniture on blocks or foil.
  5. Photograph before cleaningCapture the source, the ceiling stain or waterline and each affected room and item before anything is moved.
  6. Keep the AC on and the house closedConditioned air slows growth while you wait; opening the house to humid outdoor air speeds it up.
  7. Call Water Damage FloridaReach us at (888) 435-4769 and tell us the source, how long it has been wet and which rooms are affected.

For storm losses, our hurricane water damage recovery guide covers the longer road.

Ocoee Water Damage FAQs

The ceiling under my upstairs bathroom is stained and sagging. Is that an emergency?

Yes. Water is being held in the ceiling cavity and the drywall can fail at any moment. Keep people out of the room, shut off the water to the fixture above if you can, and call us. We open the ceiling in a controlled way, extract, and dry the floor system between levels, which is where the moisture actually lives.

Ocoee is on high ground. Do homes here really flood?

They do, just differently. Water runs downhill toward the lakes and the lowest lots, and when stormwater pipes fail, as they did under East Crown Point Road, it pools where it was never supposed to. Lakeside homes and the downhill end of a street are the ones that see it.

Can carpet be saved after a clean water leak?

Often, if the water was clean and we get to it quickly. Carpet can be extracted and dried in place; the pad beneath it usually cannot and is replaced. Contaminated water means the carpet comes out too.

How do you decide when the equipment can leave?

Daily moisture readings are checked against the dry standard for each material, and the equipment leaves only when every reading is there. You get the logs.

Do you help with the insurance claim?

The claim is yours, but we make it easy to support. You get photographs, moisture logs and a written scope showing where the water came from, what it reached and what was done.

Do you serve Winter Garden, Windermere and the rest of west Orange County?

Yes. Our crews cover Winter Garden, Apopka, Oakland, Windermere, Gotha, Dr. Phillips, Horizon West and the surrounding area, along with the rest of Florida through our statewide service areas.
