Pembroke Pines stretches along Pines Boulevard from its older eastern section beside Hollywood to the master-planned lake communities that run out to the Everglades on its western edge. Almost all of it is built on former Everglades land that was drained for development, and it sits essentially at sea level, with the western subdivisions depending on man-made lakes and canals to hold stormwater. When those fill faster than they can drain, water ends up in streets, garages and homes. Water Damage Florida provides water damage restoration in Pembroke Pines 24 hours a day for exactly those events and for the everyday plumbing failures that happen in between.
This city's storm record is about rain more than surge. Hurricane Irene dropped well over a foot of rain across Pembroke Pines in 1999, with even more on the west side, and Tropical Storm Eta produced its South Florida rainfall peak here in 2020, flooding streets. Hurricane Wilma brought hurricane-force winds in 2005, and Hurricane Irma spawned a tornado near the Chapel Trail area in 2017. If water is in your home now, call (888) 435-4769 and we will get a crew on the way while we talk through what to do first.
The emergencies that come out of Pembroke Pines split by geography. In the older eastern neighborhoods and the condominium buildings of Century Village, the typical call is an interior failure: a water heater, a washing machine hose, a supply line under a sink, or an air handler drain overflowing into a closet, sometimes with water reaching the unit next door or below. In the western lake communities, it is more often rain: a garage that took on water from a flooded street, a lanai that drained into the family room, or a roof and soffit that gave up during high winds.
Our first visit is about stopping the spread. We pump and extract standing water, pull up wet carpet and pad, remove baseboards so wall cavities can breathe, and set air movers and dehumidifiers before we leave. Photos and moisture readings start immediately so your claim has a record from the first hour. When a rain event affects a whole neighborhood, we stage equipment so several homes can be worked in sequence. Our statewide emergency water damage page explains what to expect from that first call.
Restoration means getting from a wet house to a finished, dry one, and in Pembroke Pines that path varies with the age of the home. The newer master-planned subdivisions on the west side tend to have engineered wood or laminate floors, drywall on block, and lots of built-in cabinetry; those materials show damage fast and often need replacing. The older eastern section has more tile and terrazzo, which can usually be dried in place when we arrive early. In either case, water that reached the walls needs to be mapped with moisture meters and thermal imaging before anyone decides what stays.
Drying in this climate is a closed-building operation. We seal the space, run dehumidifiers sized to the volume of the rooms, direct airflow at wet materials, and take readings daily until every material reaches its dry target. Cleaning and treatment, where the water category requires it, come next, and rebuild follows only when the numbers hold. Our water damage restoration service page lays out the full scope.
Pembroke Pines is far enough inland that surge is not the concern; rain is. The city was built on drained wetland, and the western subdivisions were designed around lakes and canals that store stormwater. When a system stalls over southwest Broward, the way Irene did in 1999 and Eta did in 2020, that storage fills and water rises in the streets, then into driveways, garages and the lowest rooms of homes. Even a home that has never flooded can find water at the door during a rain event of that size.
Street water is contaminated by the time it reaches a house, so flood cleanup means removal rather than drying for carpet, pad, the lowest drywall and any cabinet that stood in it, followed by cleaning and treatment of the slab and hard surfaces and air filtration through the drying period. Stay out of standing water in a room with outlets or appliances, and do not aim fans at it. Our flood restoration page and the first 24 hours after a flood guide walk through the next steps.
Once the drying is verified, repair puts the home back together. In a western subdivision home that usually means replacing the cut section of drywall and baseboard, reinstalling or replacing engineered flooring, rebuilding base cabinets, and repainting. In a Century Village or other condominium unit it may also include ceilings and the shared wall, coordinated with the association and with neighbors whose units were affected by the same loss.
We define the repair from the mitigation file: photos, moisture logs and the list of what was removed and why. That keeps the boundary between water damage and pre-existing wear clear for you and your adjuster. Where wind damage from a storm opened the roof or soffit, we dry and repair the interior while you arrange the exterior repair, and we document the path the water took so both claims have what they need.
A closed, air-conditioned home in southwest Broward is a comfortable place, but a wall cavity that stayed damp after a leak or a flooded street is a comfortable place for mold too. We find it most often behind the lowest drywall in garages and entry halls that took on street water, under laminate and engineered floors that were dried from the top only, in the back of kitchen base cabinets after a dishwasher or refrigerator line leak, and in air handler closets with a chronically wet floor.
Mold cleanup is a contained job. We fix the moisture source, seal the area with plastic sheeting and negative air, remove the affected drywall, flooring and cabinet material, HEPA-vacuum and clean the surfaces that remain, and dry the space completely before rebuild. Spraying over growth is not removal. The mold remediation page describes our process statewide, and our guide to hidden mold after water damage lists the places it likes to hide in Florida homes.
A city at sea level on drained wetland, with lake-and-canal stormwater storage, a large share of residents inside FEMA's mapped coastal floodplain and a long rainy season, sees a recognizable set of water losses:

We work through the same eight stages on every loss, large or small. The sequence exists so nothing gets closed up wet.
We cover the entire City of Pembroke Pines, from the older eastern section near Hollywood through the central neighborhoods to the lake communities on the west side by the Everglades.
Our southwest Broward crews serve the cities around Pembroke Pines as well, and several have their own pages:
A few safe actions in the first hour make the rest of the job smaller. Do these and stop there.
If wind damage is involved, our hurricane water damage recovery guide covers how to sequence the roof repair and the interior drying.
Water that stands in a garage wicks into the shared wall with the house and under the door threshold. A moisture survey after each event tells you whether anything inside is wet, and it is a small step compared to finding mold at the base of a hallway wall months later.
Mainly that tropical systems can open a roof or wall suddenly, letting rain into the attic and ceilings. If your home takes wind damage, the interior needs drying right away even if the visible water seems small, because insulation and ceiling drywall hold moisture.
Yes. We work with the association, check the adjoining and lower units, and document each one separately so every owner and the association have a clean record for their claims.
By material and by moisture readings. Tile and terrazzo over slab usually dry in place. Laminate and engineered wood that swelled or lifted generally come out. Carpet from clean water can sometimes be saved; carpet from street water cannot.
Eta put its South Florida rainfall peak on Pembroke Pines in 2020 and flooded streets, which shows that even a tropical storm without hurricane winds can overwhelm the lake-and-canal drainage the western subdivisions rely on. Homes with low thresholds and street-facing garages are the first to take on water.
Yes. The same crews cover Miramar, Cooper City, Davie, Southwest Ranches, Weston and Hollywood, and we serve the whole state through our service areas.
