Technician drying a water-damaged high-rise condominium unit in Aventura

Aventura fills the northeastern corner of Miami-Dade County, bordered by the Intracoastal Waterway and Dumfoundling Bay on the east and Maule Lake on the south, with Broward County just across the line. About a quarter of the city's area is water and its elevation is only several feet. Developed from the 1970s around a golf course and a shopping mall, it became a dense, planned community whose skyline is dominated by high-rise condominium and residential towers, particularly near the water, alongside gated townhome and single-family enclaves. Waterfront communities such as Williams Island, The Point and Hidden Bay are built on islands and peninsulas.

In a city of towers, water damage moves vertically. A single failed supply line can affect a column of units, and a flooded garage level sits beneath hundreds of homes. Water Damage Florida provides water damage restoration in Aventura 24/7, with crews who understand stacked plumbing, building management and the paperwork that multi-unit losses generate. Call (888) 435-4769 and we will get moving.

High-Rise Emergency Water Removal in Aventura

The emergency calls that define Aventura come from tall buildings. A water heater, a washing machine hose, a supply line or a riser fails on an upper floor and gravity does the rest: water runs down through ceilings, chases, electrical rooms and elevator shafts until someone on a lower floor notices. Garage levels below waterfront towers take on water from the Intracoastal side during high water or from a failed drain during a downpour. In the gated townhome and single-family communities, the emergencies look more conventional, including upstairs bathroom leaks and appliance failures.

Our crews arrive with portable extraction equipment that fits in elevators, submersible pumps for garages and pits, and enough air movers and dehumidifiers to begin drying the affected units the same visit. We coordinate with the building engineer to isolate the riser, trace the water through every floor it reached, and start photographing and metering each unit separately. Our emergency water damage page explains what happens on arrival.

Restoring Condominium Towers and Gated Homes

Restoration in an Aventura tower is a building-wide exercise. Concrete slabs survive, but the finishes inside each unit do not: gypsum board, insulation, engineered wood and laminate, built-in cabinetry, and the ceilings and soffits that hide the pipes. We map every wet unit and every shared cavity, dry with low-grain dehumidifiers in closed spaces, and verify with moisture readings before any wall or ceiling is closed. We also document each unit separately, because each owner and the association will have their own claim.

In the gated communities, restoration follows the more familiar single-home pattern: two-story townhomes with kitchens and baths stacked over living areas, drywall and insulation, tile and wood floors. There we focus on ceiling cavities, cabinet bases and the slab. In every property, the dry standard is proven with readings, not appearances. Our water damage restoration service page details the approach.

Flood Cleanup After Storms and Heavy Rain

Aventura's two reference events tell the story of its exposure. Hurricane Wilma struck the city hard in 2005, damaging the library, compromising some high-rise buildings and causing prolonged power outages, a reminder that wind-driven rain and broken glazing can flood upper floors as surely as surge floods a garage. During the June 2024 rain event, the rail line between Aventura and Miami flooded and northeast Miami-Dade recorded more than twenty inches of rain, which overwhelmed drains and sent water into garage levels and ground-floor spaces.

Whether it is Intracoastal water in a garage or storm water through a broken window, our flood cleanup removes the water, strips saturated porous materials, cleans and disinfects hard surfaces, runs air filtration, and dries the space with equipment before repair. Garage levels, storage cages, electrical and pump rooms, lobbies and first-floor units get the closest attention after a flood because that is where water and silt collect.

Repair Across Units and Common Areas

Repair in a tower means restoring the units the water reached and the corridors, ceilings and common spaces in between. That includes new drywall and ceilings, replacement flooring, cabinetry, paint, and the soffits and chases opened during drying. We work within the association's rules on hours, elevator use and hallway protection so the project does not stall on approvals, and we keep a written scope for each unit tied to its own photographs and moisture logs.

In townhomes and single-family homes, repair covers ceilings under upstairs bathrooms, lower drywall along flooded walls, cabinets, flooring and paint, sequenced so the family can use bedrooms and the kitchen as soon as possible.

Mold Removal in Aventura Condos and Homes

Towers are efficient at hiding moisture. Water from a failure several floors up settles in ceiling cavities, behind kitchen soffits, inside chases and at the base of walls in units whose owners may be away for the season, and in that warm, sealed environment mold follows within days. Garage and storage levels that flooded and were only pumped out are another common site.

In a tower, mold removal starts with containment so spores do not travel down a corridor: plastic barriers, negative air, careful removal and bagging of affected drywall and insulation, HEPA vacuuming, cleaning and a full dry-out before the ceiling goes back. The failed line or drain that caused it is repaired first. See our mold remediation page and our guide to hidden mold after water damage before repainting a ceiling that was ever wet.

What Causes Water Damage in Aventura

Low elevation, water on three sides and a skyline of condominium towers shape a list of causes that differs from an ordinary suburb:

  • Riser, supply line, water heater and washing machine failures in towers, sending water through the units below
  • Leaks in seasonal or vacant units that run unnoticed until a neighbor or building staff sees water
  • Air conditioning condensate and fan-coil drain problems in high-rise units
  • Heavy rain overwhelming garage-level drains and sump systems beneath waterfront buildings
  • High water on the Intracoastal Waterway and Dumfoundling Bay reaching garages and ground floors
  • Wind-driven rain and broken glazing on upper floors during hurricanes
  • Sliding door and balcony drainage failures during squalls
  • Upstairs bathroom, dishwasher and ice-maker line leaks in gated townhomes and single-family homes

The Sequence We Follow in Every Building

Crew extracting water from a flooded parking garage beneath a waterfront condo building in Aventura

Whether the loss is a single townhome or a column of condo units, the work follows eight steps in a fixed order, and repair waits for verified drying.

  1. Inspection and moisture mappingWe find the source, classify the water, and map wet materials with meters and thermal imaging across every affected unit, corridor and cavity.
  2. ExtractionPortable extractors clear units and corridors; submersible pumps handle garage levels, pits and pump rooms.
  3. Removal of unsalvageable materialsSaturated drywall, ceilings, insulation, flooring and cabinetry beyond recovery are removed and bagged, with hallways protected during material moves.
  4. Drying and dehumidificationAir movers and low-grain dehumidifiers run in closed units and spaces, with readings logged daily until the dry standard is met.
  5. Cleaning and disinfectionUnits, corridors and garage surfaces the water reached are cleaned and treated, with HEPA scrubbers running in each work zone.
  6. Documentation per unitPhotographs, moisture logs and a written scope are prepared for each owner, the association and their insurers.
  7. RepairDrywall, ceilings, flooring, cabinetry, trim and paint are restored to match.
  8. Final verificationA closing set of readings and a walkthrough in each space confirm the work is complete.

What to Do Right Now in a Condo or Townhome

These steps are safe for most residents and building staff and will limit what the water can reach before we arrive.

  1. Stop the source and alert the buildingClose the fixture or unit shutoff, then call the front desk or building engineer immediately so the riser can be isolated and the units below can be warned.
  2. Do not enter water near electrical equipmentStay out of a flooded garage level, electrical room or unit where outlets, panels or cords may be wet. Cut a breaker only when the panel is dry and you can reach it with dry feet.
  3. Treat garage and outside water as contaminatedIntracoastal and storm water carries salt, silt and whatever the drains held. Keep people and pets out and leave it to the crew.
  4. Move belongings up and outLift rugs, electronics and furniture off wet floors, and slip foil or plastic under pieces that must stay.
  5. Photograph the source and every wet areaRecord the water line, the ceiling, the floor and any affected contents before anything is moved.
  6. Keep the unit closed and the AC runningCool, dry air slows mold; opening the balcony door to humid air does the opposite.
  7. Call (888) 435-4769Tell us the source, the floor, how long it has been wet and whether other units are affected.

Our first 24 hours after a flood guide and the hurricane recovery guide cover the rest of the day and the storm season.

Aventura Water Damage FAQs

Water is coming through my ceiling from the unit above. Who do I call first?

The building, then us. The front desk or engineer can isolate the riser and reach the upstairs owner. We then inspect and dry both units and the cavity between them, and document each separately so each owner's claim has its own record.

Do you work in Aventura's high-rise buildings?

Yes. Multi-unit towers are the core of our work in the city. We coordinate with management, protect elevators and corridors, trace water through every affected floor and keep the association and each owner informed.

The garage level under our building flooded. Is that the association's problem or mine?

Responsibility depends on the association documents and policies, which we do not interpret. What we do is pump, clean, disinfect and dry the space and document the source and extent so the adjusters can sort it out with a clear record.

I am away for the summer and my neighbor reports water in the hallway. Can you get in?

With your authorization and access through management, yes. We inspect, extract, dry and document the unit and send you photographs and readings as the work proceeds.

Can you dry a condo unit without removing the ceiling?

Sometimes, if the water was clean and the ceiling cavity can be accessed and dried with directed air. Contaminated water, saturated insulation or long-wet materials generally require opening the ceiling. Moisture readings decide.

How do you handle drying in a building where residents want quiet?

We use the quietest equipment that will still dry the space, contain the work area, and schedule noisy tasks within the hours the association allows. Drying equipment must run continuously to work, and we explain that to neighbors when asked.
